A Google/Alphabet subsidiary, Sidewalk Labs, recently released a digital study on mass timber buildings up to 35 stories in height. Located in Toronto, the theoretical study identified several key findings when comparing mass timber to reinforced concrete construction. The study determined: mass timber is about 2.5 times lighter and got blown around by wind accordingly, hybrid buildings with concrete cores and timber exoskeletons perform well and that timber exoskeletons maximize floor plate efficiency. It was also determined that mass timber can be fabricated and preassembled efficiently offsite which reduces the overall construction time on site. Off site construction can also reduce exposure to hazards and create a project that is safer overall.
